Westchester County, NY

Westchester County offers an exceptional blend of sophisticated suburban living and natural beauty, with highly regarded schools, charming walkable villages, vibrant downtowns, abundant parks and recreation, diverse shopping and dining, Hudson River and Sound Shore communities, and convenient Metro-North and highway access to Manhattan—giving residents the space and tranquility of the suburbs without giving up the culture, career opportunities, and energy of New York City.

Westchester is one of the New York metropolitan area’s most desirable places to live because it manages to offer an unusually rich combination of community, convenience, culture, and nature—all just north of New York City. The county stretches from the Hudson River to Long Island Sound and encompasses everything from sophisticated urban centers and waterfront villages to historic hamlets, rolling countryside, horse farms, and quiet residential neighborhoods.

Education is a major draw. Westchester is widely recognized for its strong public-school systems, along with an impressive selection of private and parochial schools, making the county particularly attractive to families.

The lifestyle changes dramatically from one part of the county to another. Northern Westchester feels decidedly more rural, with historic towns such as Bedford and Katonah, horse properties, farms, wooded estates and thousands of acres of preserved land. Ward Pound Ridge Reservation alone encompasses approximately 4,315 acres of trails and natural landscape.

Along the Hudson River, communities such as Tarrytown, Sleepy Hollow, Irvington, Dobbs Ferry and Hastings-on-Hudson combine historic architecture, river views, restaurants, charming downtowns and Metro-North access. Along the Long Island Sound, communities such as Rye, Mamaroneck, Larchmont, New Rochelle and Port Chester offer waterfront recreation, beaches, marinas, restaurants and a distinctly coastal feel.

Outdoor recreation is one of Westchester's underrated strengths. There are nearly 50,000 acres of accessible open space, including more than 24,000 acres of county parkland, with hiking and biking trails, nature preserves, lakes, reservoirs, beaches, gardens, farms and wildlife areas. Teatown, Rockefeller State Park Preserve, Croton Point Park, Marshlands Conservancy and the North County Trailway are just a few of the destinations residents can enjoy.

And for shopping and dining, Westchester punches well above its weight. The Westchester in White Plains provides upscale shopping, while Ridge Hill in Yonkers combines shopping, restaurants and entertainment in an open-air setting. Beyond the major centers, the county's village downtowns are filled with independent boutiques, cafés, restaurants, galleries, farmers markets and specialty shops.

Nightlife is surprisingly varied. White Plains, New Rochelle, Yonkers and Port Chester provide the county's more energetic urban atmosphere, with restaurants, cocktail lounges, live music, theaters and entertainment. The historic Capitol Theatre in Port Chester, performing arts venues, festivals and waterfront dining give residents plenty to do without heading into Manhattan every weekend.

For commuters, the location is hard to beat. Metro-North provides direct service toward Manhattan, with White Plains to Midtown taking roughly 35 minutes on the express service, while I-95, I-287, I-684 and other major roadways connect the county to New York City, Connecticut and the broader region. Westchester County Airport adds another layer of convenience for business and leisure travel.

The noise and pace of life depend heavily on where you live. Downtown White Plains or New Rochelle can feel energetic and urban, while a northern community such as Pound Ridge or Bedford can feel remarkably peaceful and rural despite being within commuting distance of Manhattan. That variety is one of Westchester's greatest real-estate advantages: buyers can choose the lifestyle they want without leaving the county.
